ICONSIAM and ICS are a mixed-use development on the banks of Bangkok's Chao Phraya River[1], consisting of a major shopping mall, hotels, and residences. It is a collaborating project of Siam Piwat, MQDC, and Charoen Pokphand Group, with a total cost of 54 billion baht. The development has won several design awards since its opening, such as the Best Design of the Year at the World Retail Awards 2019 and much more. ICONSIAM has a total retail floor area of 525,000 square meters, with various types of stores, restaurants, and cultural attractions. Some of the highlights include ICONLUXE, Sook Siam, Siam Takashimaya, Alangkarn Zone, and ICON Cineconic.

History[edit]

ICONSIAM[edit]

ICONSIAM is a joint venture between Siam Piwat, Charoen Pokphand Group and Magnolia Quality Development Corporation (MQDC in the DTGO group), with a shareholding ratio of 51:24.5:24.5, respectively.[2]

ICONSIAM is located in the former area of ​Sib Kao Warehouse and Sirin Market[3], which was later owned by Siam Arun Development Company Limited, a subsidiary of the Sri Krung Watthana Group[4], with the project area located between Peninsula Hotel with the Millennium Hilton Bangkok Hotel, also opposite Royal Orchid Sheraton Hotel, Mandarin Oriental Hotel, and National Telecommunications Building, Bang Rak Branch

ICONSIAM had an investment value at the beginning of the project of 35,000 million baht, later increasing to 50,000 million baht[5] and 54,000 million baht, respectively, which was considered the highest investment project in Thailand at that time[6] with half of it being Investments from all 3 partner companies, while the other half is loans. Bank of Ayudhya, Kasikorn Bank, and Thanachart Bank join as sponsors. The three joint venture companies have planned to connect the project with hotels, shopping centers and other tourist attractions along the Chao Phraya River. In cooperation with government agencies, private sector and communities along the Chao Phraya River[5][7]

Opening Ceremony[edit]

ICONSIAM held an official opening ceremony on November 9, 2018 under the name "ICONSIAM City Opening Ceremony (มหาปรากกฏการณ์งานเปิดเมืองไอคอนสยาม)" in the morning. Princess Sirindhorn of Thailand, the Princess Royal and the Princess Debaratana Rajasuda, personally presided over the official opening ceremony of the project[8][9][10], and in the evening there was a performance in the set of "Rojana Nirundorn" which is a combination of various Thai dance forms and acrobatics in the name of "Sri Mahasamut Ship" which is Thailand's first floating museum[11], as well as a parade of 1,400 Intel drones and a concert by Alicia Keys, including a light and sound show for two residential condominium buildings in the project[12]

On November 9, approximately 150,000 people attended the opening ceremony, and on November 10, the first day it was opened to the public. There were approximately 200,000 people using the service[13]. In addition, on the same day There is also a mini concert of artists from the Chinese version of the series Meteor Garden[14]

The first year[edit]

In the first half after the opening of ICONSIAM, another 20-25 brand stores have been opened such as coffee shops, restaurants, as well as services such as ICON by Fitness First, the largest fitness branch in Asia, and True Icon Hall, a world state-of-the-art conference center, which is a joint venture with True Corporation.

From statistics after 1 year of opening (data in 2019), ICONSIAM has an average number of people coming to use the service about 80,000-120,000 people per day on a normal day. On festival days like New Year's Eve, New Year's Day, Loy Krathong Day, Songkran Day, there is an average number of people around 200,000-350,000 people per day coming to use the service. And the proportion of foreign tourists is 35%, with the main groups being Chinese, Koreans, Taiwaneses, Indians and the CLMV countries (Cambodia, Laos, Myanmar, and Vietnam), resulting in tourist spending approximately 10,000-15,000 baht, which is higher than general shopping centers in Thailand.[15]

ICS[edit]

ICS, or Iconsiam Lifestyle Complex, is a mixed-use development located directly opposite ICONSIAM on Charoen Nakhon Road in Bangkok, Thailand. It was developed by the same consortium as ICONSIAM and opened to the public on 11 January 2023.[16][17] This project is developed by Siam Piwat group, MQDC Magnolia Quality Development, and Charoen Pokphand Group.

ICS is a 8-storey tower that offers a wide range of retail, office, and hotel space. The first five floors of the tower are dedicated to retail, with a mix of international and Thai brands. The upper floors house offices and a Hilton Garden Inn hotel[18][19].

ICS is also connected to the Charoen Nakhon Gold Line station, making it accessible by public transportation.

Location and Transportation[edit]

ICONSIAM is located on 299 Charoen Nakhon Soi 5, Charoen Nakhon Road, Khlong Ton Sai Sub District, Khlong San District, Bangkok 10600, which is at Thonburi side of Bangkok, west side of Chao Phraya River.

There are many ways to travel to ICONSIAM, which are

  • By ferry; Stops at 3 piers (Sathorn, Si Phraya and Bang Rak Central Post Office) for boat pick-up and drop-off services, and hotel piers along the Chao Phraya River[20]. In the past, there used to be a boat service from Ratchawong pier, but now service from that pier has been canceled.
  • Golden Line electric train; It is a joint venture with Bangkok in the form of a joint venture between the public and private sectors. To connect the surrounding electric train network of 3 lines to the project[21][22][23] which opened for service on December 16, 2020, connecting to the building at Charoen Nakhon Station It also serves as a link between the two buildings, the main building and the ICS building. The source will connect to Krung Thonburi Station of the BTS Silom Line
  • Bus lines 84,3,105 / 4-18,111,84. AC line number 88,89,6 / 4-1,120 / 4-21,149 / 4-53,84 / 4-46 (TSB)[24]
  • Small four-wheeled shuttle bus route: BTS Krung Thonburi (Exit 3) - Wat Pho Riang
  • Private car

Awards[edit]

The project won several design accolades since its opening, including:

  • Best Design of the Year at the World Retail Awards 2019 hosted by the World Retail Congress[25]
  • First prize in the Best Shopping Center category at the MAPIC Awards 2019 in Cannes[26]
  • One of the top four finalist in the MIPIM International Real Estate Awards 2021 in the Best Shopping Centre category[27][28]

Space Allocation[edit]

ICONSIAM was created with the idea of "The Icon of Eternal Prosperity." ICONSIAM is Thailand's second-largest shopping center after CentralWorld, having a total construction area of approximately 750,000 square meters. Erben Architects Limited created the main structure with Foster + Partners, a British architectural firm. The design draws inspiration from Thai architecture, the breast cloth, rice offering, and Krathong[29].

The shopping center offers several types of stores, including fashion, technology, furniture, and home decor shops, along with restaurants. The center's particular design spans from the M floor to the 2nd floor, along with a parallel twin-building structure under the main building. This particular area hosts stores such as H&M and Thailand's first Arabica coffee shop branch. This area also houses Southeast Asia's biggest fitness center named "Fitness First Club Icon". The building in the Chao Phraya Riverside houses Thailand's first Apple Store and the second in Southeast Asia.

The hall of the 3rd to the 5th floor is managed by Siam Piwat Retail Holding Limited. The space consists of

  • ICON Craft: This place showcases various Thai craftsmanship and arts that are collaborated with government organizations.[30]
  • ICON Active: This place consists of sports shops. This zone is for activewear for a variety of active lifestyles from working out to hanging out, featuring sportswear and leisure wear that are fashion and comfort orientated with exaggerated styles, colors, fabrics, and silhouettes. Now open on the 3rd floor of ICONSIAM.
  • ICON Tech: This place offers IT shops that have unique features some parts of the shop are placed on lotus-shaped platforms on the 3rd floor.
  • ICON Vile: This place offers jewelry products, handicrafts, health products, and beauty products along with family-friendly restaurants and cafes.

ICONLUXE Shopping Center[edit]

Icon Luxe Shopping Center is a small-scale shopping mall which is in the main building located next to Chao Phraya River. Inside, there is a selection of high-end stores, fashion boutiques, technology stores, and car showrooms. In front of the Apple Store is the rooftop of Icon Luxe, which is located in ICONSIAM Park, an outdoor sculpture garden doubling as a park. The park was created with a collaboration with Apple, for the purpose of uniquely showcasing the Apple store on the Chao Phraya River.

Furthermore, Icon Luxe is the location that houses a French restaurant called "Blue by Alain Ducasse." This restaurant earned both 2021 and 2022 a one Michelin star according to the Michelin Guide. The restaurant is one of the finest dining places in Asia.[31]

Sook Siam[edit]

Sook SIam is a place created to present the cultural heritage and traditions of Thailand. Sook Siam is home to over 3,000 local businesses, each with its unique identity from different regions throughout the country. These businesses reflect the beautiful way of life of each region.[32]

Furthermore, Sook Siam let more than 200 local Thai artists from all four regions of the country cooperate to create an artistic community. Their collaboration showcases local artistic wisdom for visitors to view, learn, and appreciate. Sook Siam offers art products, cultural performances, and various entertaining activities. The activities are presented in a joyful atmosphere, enhancing learning and appreciation for these valuable cultural assets.[33]

Siam Takashimaya[edit]

Siam Takashimaya shopping mall is located in ICONSIAM. The shopping mall is the first branch in Thailand that is owned by the Takashimaya department. Operated by Siam Takashimaya (Thailand) Co., Ltd., They are having Takashimaya Group as the major shareholder. This department store has an area of 36,000 square meters.[34][35] The shopping center is the largest international branch. The supermarket houses a food area named Rose Food Avenue, Taka Market, Marché Hokkaido, and Dosanko Plaza, as well as an Asian dining space called Rose Dining.[36]

Alangkarn Zone[edit]

In the Alangkarn Zone, situated on the upper floor overlooking the Chao Phraya River, you'll encounter a remarkable waterfall sculpture called 'Namtok Pholthip,' which reaches a towering height of 15 meters. The standout feature here is the variously shaped water sculptures, with the uppermost part resembling the numeral '9,' an artistic creation by Ghesa Water & Art. On this same level, you'll discover Thasnakhon Terrace, a premium dining destination along the riverbank, which houses an array of upscale restaurants and partially open-air bars, including Hobbs and Flavors, alongside the Great Harbor International Buffet, a multinational buffet offering from Taiwan. It is overseen by CP All Harbor Limited, a company jointly owned by Taiwan's FamilyMart and a group of affluent Taiwanese investors. Additionally, in close proximity, you'll find Starbucks Reserve Chao Phraya Riverfront, which ranks as the largest Starbucks branch in Thailand and the second community-oriented coffee shop in the country, following the one on Tha Chang Road.[37]

ICON Cineconic[edit]

ICONSIAM features a cinema complex, Icon Cineconic, managed by the Major Cineplex Group, operating under the theme 'The New World-class Cinematic Icon.' It places a strong emphasis on luxury, incorporating state-of-the-art projection technology and providing services akin to those found in hotels. This cinema complex comprises 14 theaters, with each theater equipped with Thailand's inaugural laser projection system and designed to resemble a cozy living room, aptly named the Cineconic Living Room. It offers movie screenings and rental spaces for hosting events. Icon Cineconic also houses one theater each of IMAX, 4DX, ScreenX, and Dolby Atmos.[38]

Super Park Amusement Park[edit]

ICONSIAM formerly occupied the location where Super Park, an amusement park originating from Finland, was situated. It was inaugurated in November 2019 as the third installment in Southeast Asia, following similar parks in Singapore and Malaysia[39]. However, on September 25, 2020, Super Park announced a temporary closure for renovations due to extensive damage caused by heavy rainfall from the remnants of Typhoon Noul, which occurred between September 18-20, 2020. The park faced significant issues with its public utilities, drainage systems, and internal electrical systems. The renovation process had to be extended due to more extensive damage than initially anticipated. During this closure, only tenants within ICONSIAM were allowed to carry out necessary repairs.

The initial projection was that the renovation would last approximately two weeks[40]. However, on October 21, 2020, ICONSIAM publicly announced at the amusement park that “Super Park is permanently closed and is no longer the primary tenant of ICONSIAM.” This revelation generated inquiries and led customers to request refunds[41][42]. Presently, the area that once housed Super Park has been transformed into Mega Harborland, an amusement park and educational center specifically designed for children from Chonburi.

Residences[edit]

ICONSIAM comprises two residential buildings:

  1. Magnolias Waterfront Residences at ICONSIAM: A residential building developed by Magnolia Quality Development Corporation Limited, standing at a height of 317.95 meters, breaking the record as the tallest building in Thailand, surpassing the previous record held by MahaNakhon Tower at 314.2 meters on April 8, 2018.[43]
  2. The Residences at Mandarin Oriental Bangkok in ICONSIAM: Managed by the Mandarin Oriental hotel group, this residential building stands at a height of 272.20 meters, ranking as the 6th tallest building in Thailand and being the first Mandarin Oriental residence in Southeast Asia.[44]

ICS[edit]

ICS (ICONSIAM Lifestyle Complex) embraces a mixed-use urban concept aimed at enhancing daily living experiences by integrating retail and dining spaces beyond the main building. This includes premium supermarkets like Lotus' Prive, Sports World, ICS Tower offices, Siriraj H Solutions Center[45][46], and the Hilton Garden Inn Bangkok ICS with 241 rooms[18]. It officially opened on January 11, 2023.[19]
